Land Interests, Inc. Engaged to Perform a Market Strategy Analysis on Environmentally Sensitive 500-Acre Private Ranch in Poway, CA
IRVINE, California, October 10, 2011 – Land Interests Inc. (LII) was engaged by a private landowner to perform a Market Strategy Analysis on a 500-acre private ranch in Poway, CA. In 2006, the property received a Tentative Tract Map for a 28 lot subdivision and currently serves as the primary residence for the owner’s family. LII was retained to analyze various disposition options and make recommendations that balance revenue maximization with the family’s desire to preserve a legacy of good land stewardship and preserve open space.
The property is comprised of the slopes, meadows, and central plateau of a small mountain. Views extend to the Pacific Ocean, La Jolla, and Palomar Mountain. The property encompasses a variety of distinct ecosystems and topography, providing habitat for an array of threatened and endangered species. The three original disposition strategies were:
Sell “As-Is” as a private ranch property Sell as un-subdivided large lot ranchettes Develop the property and deliver the property as large custom finished lots. Land Interests identified a fourth option, creating a Conservation Land Bank, that would allow the owners to monetize the inherent value in the property, while simultaneously presenting them with an option of leaving a legacy of conserving open space.
The integrated analysis included three distinct market studies determining revenue projections and absorption rates for each distinct disposition option. Additionally, revenue assumptions were balanced with development Cost to Complete estimates to give the owners three distinct disposition outcomes that weighed timing, returns and capital outlays. Additionally, the research into the opportunity of creating a Conservation Land Bank gave the family a fourth disposition option to evaluate.
